Purchase your building site or we’ll build you a completed vacation home. It’s your choice!
1. Select your home site and enter into a purchase contract with terms and conditions that are mutually agreeable to purchase the lot/pad and or a lot and new vacation home. (see below)
2. Upon selection of the lot/pad and approval of the floor plan and elevation, if you choose to move forward with construction, a deposit of 30% is required when a construction timeline has been contractually agreed to. We have in-house construction financing options with our lender who will be happy to provide details at no cost or obligation or you can make your own financial arrangements. If a cash purchase, funds will be held by Eagle Gate Title Company, St. George Utah office for construction draws and settlement.
3. Upon DRY-IN, you will have up to 10 business days to provide an additional 30% construction non-refundable payment from your loan company or escrowed funds at Eagle Gate Title. The 3rd payment of 30% shall be released to the builder when the CERTIFICATE OF OCCUPANCY has been granted by Garfield County Building Department.
4. Upon receiving a Certificate of Occupancy, the Title Company will tender the remaining 10% of the contracted purchase price to the builder plus any funds from change orders.

Note: A punch list shall be created 2 weeks prior to closing and settlement of items to be addressed by the builder prior to closing.
A builders warranty for repair or replacement of construction materials as reasonable shall be for 12 months from the Certificate of Occupancy. A copy of the manufacturer's warranty shall be provided for all appliances, HVAC or other items supplied with warranties.

Note: Changes and or substitutions of equal or better materials may be used during the construction process as per availability of materials by suppliers due to shortages or other supply issues as determined by the builder. Changes to floor plan, elevation, exterior or interior as requested by government, the builder or buyer to construction will be in writing signed by both parties as required per the contract with estimated funds to have been tendered to escrow pursuant to additions or upgrades as stipulated in construction contract. The additional charges accrued for such changes, if any, shall be noticed to the buyer in writing and tendered at closing and settlement.
The buyer shall perform a final walk through and a punch list completed and signed by both the seller and buyer with items to be addressed completed within 30 days (weather and conditions permitting).
